RioCan, the owners of Sunnybrook Plaza on the northeast corner of Eglinton and Bayview are proposing a mixed use development for that site. The development would have retail at grade and, in the current initial proposal, two residential condominium towers of 13 and 19 storeys. As part of the proposal, which requires rezoning, the developer is required to study and report on the traffic impact. The study, by BA Group is available and can be downloaded.
