922 Millwood – letter to Toronto City Council

RE: NY34.25 922 Millwood Road – Official Plan Amendment and Zoning By-law Amendment Application – Decision Report – Approval (Ward 15 – Statutory: Planning Act, RSO 1990)

Dear Mayor Olivia Chow and Members of City Council,

The Leaside Residents Association (LRA) provides this correspondence to express our strong opposition to the above noted application, and request that City Council deny the application, which was forwarded without recommendation by North York Community Council. Our reasons for opposing the application are as follows:

  • The proposed 7 storey building is located in an area designated “Neighbourhoods” which allows 4 storeys. The applicant has advanced no reason to exceed this other than “financial feasibility”. It is not within 500m of a transit station (even the new Ontario Line) and is on a interior road, not a main artery like Laird Drive.
  • It relies on a one-lane laneway for vehicular access including pick up/drop off.
  • All other buildings in the vicinity have significant setbacks with green space, trees and gardens. All have off-road access for deliveries, pick up/drop off, etc.
  • The depth of the building seriously compromises the building next door (and its occupants) to which it would be physically joined.

The City should reject the application, as recommended in our more detailed submission to North York Community Council (NYCC). attached.
