2026 Multidisciplinary Urban Capstone Project (MUCP) of School of Cities, University of Toronto, and Federation of North Toronto Residents Assn (FoNTRA) “Negotiating Responsible Intensification in the Bayview Focus Area”.

Recent redevelopment pressures are significantly reshaping neighbourhoods across Toronto, particularly around major transit corridors. In the Bayview–Eglinton area, these changes highlight several key issues related to density, affordability, transportation infrastructure, and community engagement.

The goal of the Guidebook is to draw from not only policies, but also the direct experiences and connection that the MUCP team built over the academic year 2025-26 with Bayview/Leaside residents. This was translated into an assessment of urban policies and design guidelines (what works and does not work), for residents, organizations, and any individual to use to better understand the urban policies affecting them, to inform decisions surrounding incoming or already past changes to the  neighbourhood, and can equip the reader with the knowledge to be more informed urban citizens, whether a long-term resident from Leaside, a student living downtown, a business owner in Midtown, or even just a curious Toronto resident.

The guidebook is a collaboration between students from the School of Cities’ 2025-2026 Multidisciplinary Urban Capstone Project (MUCP) at the University of Toronto and the Federation of North Toronto Residents’ Association, of which the Leaside Residents Assn is a member. The student team was composed of 5 senior year undergraduate students studying various disciplines including human geography, planning, architecture, and geographic information systems.
